Q. Do you require a deposit?

A. Yes. The deposit on our rental properties is equal to one month of rent.

Q. Do you require a lease?

A. Yes. The lease on our rental properties is 12 months and then converts to month-to-month after the first year.

Q. Do you allow pets?

A. This depends on the property in which you are interested. Typically, in our multi-family units, we do not allow dogs, but may consider one inside declawed cat.

Q. Where are your properties located?

A. Most of our properties are located in Pickaway County, although we do have a few in Franklin and Fairfield Counties.

Q. Do you do credit checks?

A. We do not request a credit report on our applicants, but we do base our decisions on employment/income information and rental history.

Q. Do you furnish any appliances?

A. Yes, in most of our rental units, appliances are furnished.

Q. Do you provide owner financing for your homes?

A. Yes. We offer short-term (5-year land-installment contracts) to qualified buyers.

Q. Is there a down payment required for a land-installment contract?

A. Yes. The amount of the down payment will vary depending on the property, the condition of the property, if the buyer wants to perform any repairs/updates themselves, etc. Typically, a down payment will vary from $2,000 to $4,000 per property.

Q. Do you offer a rent-to-own program?

A. Yes. We offer a rent-to-own program with a minimal down payment. Again, the down payment will vary, depending on the property. Typically, for a rent-to-own program, we require a down payment of $1,000 to $2,000. This holds the asking price for you until you are able to purchase the home. Each month, a certain amount of your payment will be applied to the purchase price and a certain amount will be applied to rent.

Q. Do you rent houses?

A. Yes, but we usually offer our houses first on our owner financing or rent-to-own programs. If no one is interested, then we will rent the house on a 12-month rental lease.

Q. If, while a customer is currently renting an apartment from us, a Paradise Properties house then becomes available, is the customer permitted to break his/her lease to move into a house?

A. Yes, if a property becomes available, we always give our current tenants first offer on the available property.
